Commercial Building Metering & Submetering
Flexible, Customized, Integrated Metering Options
Unlike some of our competitors, QMC supplies non-proprietary, open protocol meter systems so the building management has a choice, rather than being locked into a single source service contract for the life of the meter system.
Incorporating utility meters and submetering systems into any project takes planning and good communication. QMC works with developers on both new builds and retrofit projects to achieve:
- Efficient design
- Competitive budgeting
- On-time deployment
- Seamless integration of meter systems

Submetering can play a role in helping to achieve sustainability goals through better utility reporting and analytics, as well as improved tenant engagement.
Tenant Submetering or Revenue Metering delivers a method of allocating energy costs easily and fairly, so low-intensity energy use tenants no longer subsidize high usage tenants. State of the art tenant submetering equipment and services, approved by Measurement Canada, provide extensive benefits to both property managers/owners and tenants, including:
- Increased utility usage information
- Fair cost allocation
- Revenue opportunities
- And more!
How can you tell if new or existing office, base building, or piece of manufacturing equipment is operating in an energy-efficient manner? The only way to know is by measuring its output with an energy monitoring device.
Meters provide data on a load’s consumption over time and can identify equipment problems that are causing increased consumption and energy inefficiency.
Determining Retrofit Efficiency
You can determine the effectiveness of a utility efficiency retrofit through the use of a submeter system. If an energy efficiency retrofit, such as a lighting or heating upgrade, is completed, measuring the project savings is difficult, if not impossible, without submeters.
A main house meter will only be able to report on the entire building’s consumption, before and after the retrofit. A variety of outside factors can impact total consumption and distort retrofit savings, including:
- Tenant changes
- Consumption changes
- New load additions
- And more
However, submeters can isolate pre-retrofit consumption, allowing them to be compared to post-retrofit patterns while factoring in all variables and directly pinpointing the savings in retrofitted areas.
Allocate Energy Costs
Knowing how much each component of operational building costs is a key element of effective property management. When utility costs are identified and appropriated, steps can then be taken to decrease these costs, either through energy efficiency retrofits or decreased usage. These costs can also be passed on to the specific tenant or department responsible, thereby increasing their incentive to curb individual utility usage.
Verify Utility Bills
We all check our credit card, phone, and grocery bills to ensure the correct charges are applied. However, we seldom check our utility bills for accuracy, to ensure we are being charged fairly. And it’s even rarer that we check our meters. However, if you’re paying thousands, or even millions of dollars in utility costs, it’s worthwhile to take a closer look at your meters. With a submetering system, you can easily double-check that each of your utility providers is reading and billing your consumption correctly.
With the introduction of LEED v4, submetering is now more than ever becoming a key component of LEED certified buildings. Consultants, Property Managers, and Developers want an end-to-end solution that helps them achieve LEED credits in a cost-effective way.
To help you achieve that, QMC provides everything needed to deploy an effective submetering system from start to finish, including:
- Technical specifications
- Project management
- System integration
- Software reporting
Because we design, deliver and implement submetering solutions ourselves, we ensure that every piece of hardware and software in the project is compatible with the overall system.
