LEED Metering

Submetering is a key component of LEED certified buildings – now more than ever with LEED v4. Consultants, Property Managers and Developers want a end-to-end solution that will allow them to achieve LEED credits in a cost-effective way. LEED v4

In 2015 and 2016, LEED Version 4 will gradually replace LEED 2009 as the foremost green building standard in Canada. One of the substantial changes to the rating systems is a focus on the long term operations of a building. As per the CAGBC website “There is a greater emphasis on performance, as reflected in water and energy metering requirements.”

The number of credits directly and indirectly requiring metering systems has increased in LEED v4. QMC is working with its consulting partners and clients to design and deploy metering systems that score all of the direct metering credits and complement systems for other water and energy credits. These are mainly focused on the New Construction and Operations & Maintenance rating systems.

There are 2 direct prerequisites and 2-8 credits for LEED v4 BD+C and Operations & Maintenance that require QMC metering systems, including:

 

Water Efficiency

  • Prerequisite – Building Level Water Metering: QMC will integrate the main utility water meter or supply a redundant meter to allow for automated data collection. QMC will also provide software for continuous operational monitoring and for producing reports to the CAGBC/USGBC
  • Credit – Water Metering (1 point BD+C, 2 points O&M): QMC will supply, automate and report on large water loads, including irrigation, indoor plumbing fixtures, reclaimed water, etc

 

Energy and Atmosphere

  • Prerequisite – Building Level Energy Metering: QMC will integrate the main utility electricity, gas, thermal and/or steam meters or supply a redundant meters to allow for automated data collection. QMC will also provide software for continuous operational monitoring and for producing reports to the CAGBC/USGBC
  • Credit – Advanced Energy Metering (1 point BD+C, 2 points O&M): QMC will supply, automate and report on large electrical, thermal and/or gas loads. If the project is Core and Shell, QMC will supply Measurement Canada approved tenant metering
  • Credit – Enhanced Commissioning – Path 2 (4 points): QMC will provide the metering equipment and software reporting needed to continuously monitor key loads and identify variances/anomalies in energy use

 

Innovation Credits

  • Energy Awareness – QMC deploys or integrates with lobby sustainability dashboards. Meter data and dashboard software will show building energy use, sustainability features and allow for education programs or challenges
  • Tenant Energy Engagement – QMC provides meter hardware and tenant portal software to help the property engage tenants and other stakeholders by showing them their direct energy consumption. This allows tenants to know where energy is being used inefficiently and take energy reducing actions

  • E&A – Demand Response – integrated metering required for demand shedding activities
  • E&A – Renewable Energy Production – metering required to meter renewable energy production

 

LEED 2009 credits available for sub-metering

  • New Construction: LEED Measurement and LEED Verification EA5 (3 points)
  • Breakdown energy use by lighting, power (plug), mechanical and other key loads (irrigation, data centres, etc)
  • Consultant to monitor energy consumption for 18 months, compare to baseline energy models, and take corrective actions
  • Core and Shell: LEED Measurement and LEED Verification: Base Building EA5.1 (3 points)
  • Breakdown energy use by lighting, power (plug), mechanical and other key loads
  • Consultant to monitor energy consumption for 12 months, compare to baseline models, and take corrective actions
  • Core and Shell: LEED Measurement and LEED Verification: Tenant Sub-metering EA5.2 (3 points)
  • Make provisions for a central sub-metering system to allow fo tenant metering, as per LEED Commercial Interiors
  • Develop plan to take corrective actions in case of abnormally high energy use
  • Existing Buildings O&M: Energy Performance Measurement (1-2 points)
  • Breakdown key energy use: 40% of building = 1 point
  • Breakdown key energy use: 80% of building = 2 points
  • Existing Buildings O&M: Water Performance Measurement (1-2 points)
  • Breakdown key water uses, such as irrigation, domestic hot water, cooling towers: 40% of building use = 1 point
  • Breakdown key water uses, such as irrigation, domestic hot water, cooling towers: 80% of building use = 2 points
  • Commercial Interiors: Measurement and Payment Accountability
  • If tenant space < 75% of property sqft, then meter tenant loads and negotiate lease where tenant pays for actual energy use = 2 points
  • If tenant space > 75% or property sqft, then meter similar to New Construction M&V = 2 points
